McAllen TX - McAllen leads the nation in apartment space available for a $1,500 monthly rent budget, according to a study published June 23, 2026, by RentCafe.com and written by senior creative writer and research analyst Veronica Grecu.
Renters in McAllen can secure 1,378 square feet for $1,500 per month, enough for a three- to four-bedroom apartment. The city’s average rent is $993, with the typical apartment measuring 912 square feet, well above the national average apartment size of 835 square feet. The national average rent as of March 2026 stands at $1,740 per month.
McAllen’s top ranking comes even as its available square footage slipped slightly from 1,393 square feet the previous year, a sign that even the most affordable markets are beginning to tighten, the study noted.
Nationally, the $1,500 budget secures an average of 703 square feet. In Manhattan, New York, the same budget yields just 210 square feet, roughly the size of a dorm room.
Brownsville also appeared in the study’s findings, ranked among the cities where $1,500 reaches the three- to four-bedroom range. However, Brownsville was also among the cities that saw the steepest year-over-year declines in available square footage, with a 4.3% drop compared to the previous year.
The study analyzed apartment data from 200 of the largest cities in the contiguous United States using Yardi Matrix data as of March 2026, covering multifamily properties of 50 or more units.
